Program Overview

Residence of Greece.

The Greek Golden Visa grants a five-year, renewable residence permit to applicants who invest in Greek real estate. Thresholds depend on location: EUR 800,000 in Attica, Thessaloniki, Mykonos and Santorini; EUR 400,000 in other regions; EUR 250,000 for the restoration of listed buildings and conversions of commercial properties.

The permit covers the investor's spouse, children up to 21, and dependent parents of both spouses. It does not require physical presence in Greece.

Taxation

Optional flat tax of EUR 100,000 on worldwide income.

Greece operates a special non-dom regime for individuals who transfer their tax residence to Greece and invest at least EUR 500,000 in the country. Under this regime, all foreign-source income is taxed at a single annual lump sum of EUR 100,000, regardless of amount, for up to 15 years.

Holders of a residence permit who do not become Greek tax residents continue to be taxed in Greece only on Greek-source income.

  4. Month 2 – 3

    Application submission

    Golden Visa application filed; biometrics taken in Greece.

  5. Month 3 – 4

    Residence card

    5-year renewable residence permit issued for the entire family.
